15-20 years ago it was far more difficult to get the information needed to price your home correctly, not to mention the lack of marketing options available for home sellers. Today with the vast options on the internet and the plethra of marketing options available, the chances of success are much higher.

There are hundreds of for sale by owner websites available on the internet, many of them associated with for sale by owner (FSBO) magazines. Many of these FSBO magazines offer complete marketing plans which often include sellers educational seminars. To find a for sale by owner magazine in your area, check out www.FSBOnetwork.com the largest group of FSBO magazines in the US.

Some websites are created to assist you in pricing your home. Some of these websites are: www.Zillow.com which will show you an arial photo of your neighborhood with the prices of your and your neighbor's homes and www.RealEstateABC.com.

Besides an accurate price, there are two additional things that are critical to a successful home sale.
1. A good real estate attorney who specializes in for sale by owner transactions.
2. A competent, experienced lender who can pre-qualify potential buyers.

A good lender can often provide a seller with financing sheets which a seller can include with the home flyer. These financing sheets show how much your home will cost a buyer, with a few different options included.

What really makes the for sale by owner process more preferable is that you are in control of the entire process.

You schedule the showings when it is convenient for you.

You show your home yourself (who knows your home better that you anyway?)

Let me give you an example of how the communication goes if you are selling your home through an agent. A seller has a question that an agent doesn't have an answer for, this is how the communication goes:

Buyer - Agent - Seller - Agent - Buyer
