Being a first time home buyer is thrilling and frightening at the same time. The real estate market can pose an intimidation factor that scares some home buyers. However, by following a few simple tips buying a home can be fun, and you will be happy with the results.

There are many factors that contribute to an enjoyable buying experience and the tips listed below will get you started on the right track:

1. Before doing anything else it is best to do some research on the market you are looking at. Of course this is not the fun part of buying a home but it will go a long way in making your purchase a successful one. Try and get a feel for the homes available and the general pricing in your area of interest. Most importantly become an informed buyer before searching blindly by getting a taste of what is out there.

2. Before beginning to search you must formulate a budget for your purchase. How can you tour houses if you don't know what you can afford? Obtaining a mortgage can be a bit of a process in itself, so make sure to be as prepared as possible. Pay off all debts; debt negatively contributes to obtaining a loan and lowers the amount you can afford to pay toward your mortgage. Also, check out your credit file online for free. Scan it for errors or anything that could possibly lead to a denied loan application. Finally, make a rough estimate of how much you can afford to pay monthly toward a mortgage. The general rule of thumb for first time home buyers is that debt load should not exceed 40% of monthly gross income.

3. Now the fun part: searching for your new home! This is such an exciting part of the process that some first time home buyers fall in love with one of the first houses they tour. Make sure to keep an open mind and consider all of your options. Don't be afraid to look at a home that might not be your dream home on paper; a flyer rarely can do a quality home justice. When looking at a house don't just look at the house; take a drive through the neighborhood and not the look of other's homes, consider home owner's dues, look at the neighborhood public space if it is available. Make sure to ask lots of questions. You can even make a list of questions while you are looking at the online tour or flyer so that when you see the house in person you don't forget.

First time home buyers have their work cut out for them. Being prepared is the best way to ease a potentially stressful situation. Taking the proper steps well in advance improves success for the first time home buyer.
